Happy Holidays one and all! I hope that everyone is having a blessed December as we round into the new year, 2018, I know that home values will again be on the rise making selling AND buying a home in 2018 a perfect time! So let’s dig into the Champlin Real Estate Market update for December!
December Housing Inventory for Champlin MN
Homes in Champlin are continuing to sell quickly and for top dollar, you can view homes for sale in 55316 here, be sure to create a listing alert so you know the moment a new home hits the market.
10 homes were listed in Champlin for the month of December, 3 of those homes are already sold, pending the completion and approval of the inspection contingency.
The total homes currently on the market right now is 42, 32 of those homes do not have offers that have been presented. The value range of the homes still available start as low as $118,000 for a great condo in South Ponds, on up to $889,900 for the new construction in the Reserve of Elm Creek.
Many of these active listings range from townhomes, the coveted one level townhomes of Elm Creek Clubs, South Pond condo’s to small single-family homes, split level and two stories.
Statistically, we’re looking at an average price of $308,056 for Champlin, available listings, with roughly 62 days on the market.
29 Homes are in pending status, which means that most or all contingencies have been removed and the property has a projected close date. Our typical closing timeframe is roughly 30-45 days out from an accepted and agreed upon purchase agreement. The average pending property in Champlin is $262,893 with approximately 36 days on the market. When we say 36 days, that accounting for market time, offer negotiation time, and to remove the inspection contingencies if there is one. The home then moves to pending status and the clock stops, so 36 days is a very short time, and indicates a very quick sale. The median number of days active properties have been listed is 57. This is significantly shorter than the national average. The number of sales in November dropped by 95% from the previous month.
